Some buyers may be heading to the countryside in response to the experience of lockdown, others, however, are focusing on the leafy pockets of London’s prime postcodes for their forever home.

The £5 million+ housing market in the capital has been surprisingly active this year (see London's £5 million sales rebound), fuelled in the main by needs-based rather than discretionary buyers.

Those keen to put down roots but who still want to be in the thick of things are seeking out parts of London that offer a ‘village’ atmosphere and community feel which is why places like Notting Hill, Chelsea, Kensington, Maida Vale and Mayfair have experienced some of the strongest activity in the past quarter.

A recent example of prime central London demand is the multi apartment sale to a London-based buyer at One Grosvenor Square in Mayfair, where the price achieved was circa £150 million.

With prime central London residential values remaining around -21 per cent below their peak in 2014 and with less competition from international buyers, now could be a good time for house hunters on the ground.
